How It Works

Cash flow is the money left in your pocket after a rental property collects rent and pays every bill. This analyzer starts from your income, subtracts a vacancy allowance and all operating costs, and shows the result both per month and per year.

  • Effective income is your rent plus any extra income, minus a vacancy allowance for months with no tenant.
  • Net operating income (NOI) is effective income minus operating expenses, excluding the mortgage. It measures the property itself.
  • Cash flow is what remains after the mortgage too — the actual cash the property puts in your bank each month.
  • Cash-on-cash return divides annual cash flow by the cash you actually invested, so you can compare the property against other places to park money.
Formulas:
  • Effective Income = (Rent + Other Income) × (1 − Vacancy %)
  • NOI = Effective Income − Operating Expenses (excl. mortgage)
  • Cash Flow = NOI − Mortgage
  • Cash-on-Cash Return = Annual Cash Flow ÷ Total Cash Invested × 100

A positive cash flow means the property pays for itself and rewards you each month; a negative number means you top it up out of pocket. Everything is calculated in your browser — nothing you type leaves your device.
